Villanueva de Pitamo
The most ambitious development, which will build almost half of the 20,000 planned homes, will be built. Specifically, 9,730 homes will be built with an investment of 1.1 billion euros.
The land located between Bellavista and Montequinto covers 208 hectares and is expected to provide accommodation for 30,000 new residents . Its aim is to become one of the centres in the south of the city.
The development is divided into 5 phases and the first, which involves the construction of 1,000 apartments, will begin in 2023. The work is most advanced in Pítamo Sur, where 350 homes will be built, of which 44 already have a license.
High Palms
The second major urban development project in the city, which also focuses on the south of Seville, the new Palmas Altas neighbourhood will be located between Bellavista and Los Bermejales.
In total , it will add 2,870 new homes, of which 1,232 will be public housing, with a total investment of 400 million euros.
In addition to the housing, there will be green areas, schools and sports centres to create a project that is already known as Isla Natura. This translates into 180,000 square metres that will be used for planting trees and which will be connected to the city via Metro Line 3.
The first developments have already begun to be marketed and there is a license to build the first 847 apartments.
Cruzcampo
The land of the former Cruzcampo factory will house 2,000 new homes , of which 1,073 will be free-market and 890 will be social housing. The launch marks the end of a project that began in 2006.
The new neighbourhood will link the districts of Nervión and San Pablo and will begin with an initial development of 92 flats. The aim is to become a neighbourhood for young families.
Rosario Estate
Located in the east of the city, between Sevilla Este and Torreblanca, it is the fourth development in terms of housing to be built. Hacienda del Rosario will provide 1,500 homes and will represent an investment of 190 million euros.
Construction of the neighbourhood began in 2019 and is still progressing. The latest phase has seen the launch of 125 residential rental apartments.
In addition, 470 additional homes will also be built in Seville East.
Artillery Regiment
The transformation of the former Artillery Regiment will provide 14 hectares, previously owned by the Ministry of Transport, Mobility and Urban Agenda, for the construction of 948 affordable rental homes with an investment of 40 million euros.
Once again, the focus will be on housing for young people, although in this case it is rented rather than purchased.
Factory conversions and other developments
Much of the urban development in Seville will come from the conversion of old land used for other purposes. Many of these will be conversions of old factories , although on a smaller scale than Cruzcampo.
This is the case of the La Trinidad Glass Factory , which will be converted into 208 homes with an investment of 30 million euros, or the Alcosa Cotton Factory , in which 65 million euros will be invested to add 919 homes.
These developments will be joined by Las Razas, with 700 homes, Hytasa, with 287 homes, Cuartel de su Eminencia with 238 homes and Cross San Jerónimo with 720 homes.
