There, on Prieto Ureña street, one of its buildings has seen millions of cars, people and many other weather phenomena such as rain, extreme heat or that Filomena that covered the capital with snow.
And there, on Prieto Ureña street, Ángel Aledo, a resident and project manager, explains to us how the rehabilitation process of a building that, from inside the M30, wanted to see the future with renewed eyes was carried out.
One characteristic shared by buildings constructed up to the 1980s and 90s is the centralized hot water and heating systems. And, of course, this case was no exception.
In these situations, adapting exterior thermal insulation and installing renewable energy sources are some of the recommended measures to achieve greater energy savings – and not just in terms of energy, but also in terms of money.
Here, Ángel tells us about the importance of making a good estimate of the loan, calculating how much the savings in heating and hot water can amount to; and studying the possible renovation of the facade which, in Prieto Ureña, was found to be in an advanced state of deterioration.

Find out how much we can finance for you
- It's said that getting a mortgage is a slow process, but it turns out you can calculate yours in two minutes.
But let's take a step back to learn the story from beginning to end.
This is how a Rehabita Loan begins
Well, in building rehabilitation, the same thing happens; getting to know each other is the first step, and the energy audit allows us to discover the potential for energy and economic savings of a building.
Once we have a clear plan, we speak with the building manager and present the project to the residents' association. In building financing, we need all the residents to agree and be committed to the renovation.
In this case, it was approved unanimously: We have comprehensive rehabilitation!
Now comes the listening phase: residents tell us their needs, and the rehabilitation agent must understand them and find the best solution. The agent then follows up on each case and keeps the community informed.
But did you know that buildings also have a lot to tell? Mireia Reguart, the project's architect, explains the importance of understanding the needs of buildings as well. From there, they develop a project that brings together all that knowledge and... keeps the rehabilitation going!
Yes, this is where the administrative side plays a crucial role. In bureaucratic terms, the architect handles procedures such as obtaining the necessary permits from the College of Architects, or submitting the corresponding grant applications. All of this must be done in an organized and consistent manner.
For everything to go as smoothly as possible, the involvement of different professionals is necessary:
- - Architects
- Rehabilitation agents
- Energy service companies
- Funding agents
Energy efficiency plays a key role in renovation
Do you know the goal of a renovation project? To optimize energy efficiency and address energy losses that a building may have.To achieve this, technology is advancing so rapidly that it offers us different alternatives – all of them very interesting. For the Prieto Ureña building, we used SATE – external technical insulation – which allows the building to reduce energy loss.
Furthermore, each resident has a control system accessible via their mobile phone, allowing them to monitor and intervene in the process. How ingenious new technologies are!
A project like this must be approached from a sustainability perspective, focusing on improving quality of life. When a building is green, there's simply no comparison!
In Prieto Ureña, the energy certification has improved by four letters: from the "F" they had a few months ago to the current "B". This means they have achieved energy and cost savings, and, in addition, have obtained a 76% reduction in their demand for non-renewable primary energy.
In other words, they not only have a building that is a pleasure to look at, but it has also increased in value by 25%.
The market is on fire!
The most important thing about financing is understanding the needs.
As we have already said, meeting the needs of the residents - and of the building - seems to be the main mission. And this can only be achieved with processes that are adaptable to what a community may need.
For example, time to raise the money or receive the relevant grants. In that case, our role is key, because financing will allow you to have a two-year grace period.
Thus, the project begins with the assurance that, in that time, you will raise the necessary funds.
