Your Mortgage CAN has the answer

  • The amount that a financial institution can grant for the purchase of a second home varies depending on the financial institution and the applicant's profile. Generally, they tend to finance between 60% and 70% of the appraised value of the property. However, this can vary depending on factors such as the applicant's financial profile, the value of the property and internal policies.
  • The loan uses the second residence as collateral. The terms and conditions will depend on the financial institution. At UCI, the applicant's payment capacity and financial solvency are assessed before granting the loan.
  • To apply for a second home mortgage with UCI, the following requirements must generally be met:
    • Stable and sufficient income: Demonstrate a regular source of income that allows you to pay the mortgage.
    • Positive credit history: No history of non-payments or significant debts.
    • Initial contribution: Have 40% of the value of the home, including expenses.
    • Documentation: Present documents such as identification, latest pay slips, income tax return, and bank statements.
    • Property appraisal: The property must be appraised by an authorized company to determine its market value.
