  • To apply for the VIVE Mortgage, the following is generally required:
    • Be of legal age.
    • Not be over 67 years old when requesting the loan.
    • Have a stable employment situation with a demonstrable income history.
    • Do not exceed a certain percentage of debt in relation to your monthly net income.
    • The property to be mortgaged must pass a satisfactory appraisal.

  • You will need three types of documentation:

    1. Documents related to the property: the property deed, the simple note from the Property Registry, the sales contract and proof of payment of the Property Tax (IBI).

    2. Documents related to your income:
    • Self-employed worker: Latest personal income tax, Employment history, last 3 pay slips, civil servant appointment and bank statements.
    • Self-employed worker (freelancer): IRPF for the last 3 years, split payments for the current year, VAT for the current year, employment history and bank statements for the last year.
    • Business owner: Deed of incorporation/modification of company, IRPF for the last 3 years, corporate tax for the last 3 years, VAT for the current year, Employment history and bank statements for the last year
    • Pensioner: Proof of Pension/Certificate of pension revaluation or last 3 pension payment receipts and last IRPF
    • In all cases, justification of personal contribution to the operation will be requested.

    3. Personal documents: Legible and valid DNI/NIE/Passport. If you have separated or divorced, the court ruling and regulatory agreement will also be requested.

  • There are a number of expenses to be faced when taking out a mortgage:

    • Property registration fees.
    • Notarial fees for mortgage loan deeds
