As Madrid grows in 2023: the new developments and neighborhoods that await

Madrid is going to continue growing in almost all directions . The city has already approved new developments that will gradually be put into operation, from the new Madrid Norte to the large developments in the south of the city, which is where the capital is going to expand the most.

In total, more than 150,000 new homes are planned to meet the growing demand for housing in the capital today and in the future.

From north to south and from east to west, these are the new developments in Madrid.

Developments in the southeast of Madrid


The southeast of Madrid is where the city will mainly expand. The total investment in the area will be 13 billion euros and 65% of the land that is planned to be built will be residential.

In total, nearly 100,000 homes will be built in the following neighborhoods:

Valdecarros


It is by far the largest urban development project in the southeast of Madrid.

In total , around 51,500 homes will be built, of which 55% or 28,000 will have some form of public housing . According to forecasts, construction will begin in the second half of 2023.

The Berrocales


Next to Valdecarros, although partially separated by the Ensanche de Vallecas, the Los Berrocales development will be built.

The district will be urbanised on 8.3 million square metres, which doesn't mean much at all. Translated into the number of dwellings, this will mean approximately 22,200 new houses. 50% of them will have some kind of public protection . Specifically, around 7,000 will be priced and 4,300 will be officially protected.

The Ahijones


The third major urban development in the southeast of Madrid will have 16,500 homes . Of this number , 53% will have some form of public housing .

This is another development that is underway and where housing construction is expected to begin throughout 2023.

The Hills


It will add 14,200 homes with 50% of protected housing . The urbanization works in the area are already underway and will be completed within 16 months from January 2023.
In the first phase of construction, 4,100 homes are planned, more than half of which will be public housing.

The Cane Field


It is the most advanced development and can be used to see what you will find later in the rest of the areas in terms of type of housing and price evolution.

New Madrid North, financial and housing city


One of the most ambitious projects of the Madrid City Council, which will urbanize and repurpose 3.29 million square meters.

Madrid Nuevo Norte has begun development work, although construction of housing is not expected to begin until 2024 .

This development will begin at Chamartín Station and will extend to the area between Fuencarral, Tres Olivos and the Las Tablas neighbourhood.

The project includes a new financial city for Madrid and a large part of the land will be used for the business centre. However, more than 10,000 homes will be built, 20% of which will be protected .

The Solana of Valdebebas


Madrid Nuevo Norte is the main project in the area because it will involve a change in the entire structure of the city, but it is not the only urban development underway.

Nearly 1,400 new homes will also be built in Solana de Valdebebas , 45% of which will be protected.

This development is joined by the Valdegrande development, outside the capital and located in Alcobendas. There, 8,600 new homes will be built, 55% of them public housing.

Meanwhile, in Alcorcón, the Retamar de la Huerta development will build 3,500 new homes and the ARPO Project in Pozuelo de Alarcón will add 5,500 more houses.

Developments in the west of Madrid


The area is awaiting Operation Camp , a project from the 1980s that will now see the light of day.

Operation Campamento will add between 10,000 and 12,000 new homes, with 60% of them protected. In order to carry out the operation, the A-5 will be buried underground and the neighbourhood will be integrated into the Metropolitan Forest.

This development is joined by that of the old Carabanchel Prison and the Vicente Calderón stadium, both smaller and already underway.

These are the urban developments that await in Madrid . Whichever you choose, have your numbers clear and look for a good mortgage to finance your house . Remember that even in a housing cooperative and a VPO you can choose a loan that suits you.
