The importance of building inspection
Time passes for everyone, for people and for buildings. Climate and pollution impact the condition of infrastructure. To assess the impact of all these external factors, the ITE (Technical Building Inspection) carries out periodic inspections to ensure that building conditions remain within recommended parameters.But what happens if the Building Technical Inspection detects potential improvements? In the case of these seventeen residents and two businesses in Hospitalet, they decided to take a step forward to address the points that the inspection recommended improving.
These changes focused on the edges of the balconies and the cornice surrounding the building. Furthermore, they used the neighboring building as a reference point when deciding to undertake the project, as they had carried out a similar renovation there with excellent results.
They had already taken the first step; the entire community had said "Yes, I do" to a rehabilitation that would improve their quality of life and that of their surroundings.

In the case of the Hospitalet community, they chose Contracta to carry out the work, a company with more than 30 years dedicated to building rehabilitation and which, moreover, had rehabilitated the neighboring building.Eric Moral, the site manager, explains how they carried out the renovation: “In the first phase, we addressed the building's deficiencies, insulated the facade with EIFS systems, and installed photovoltaic panels on the roofs. Then, we upgraded the electrical system and renovated the lobby to improve access to the building.”

Funding that makes rehabilitation a reality
Sometimes communities can address certain improvements, but comprehensive rehabilitation is an investment that needs the backing of a financial institution.In this case, the community of neighbors had a certain amount of money saved, but it was not enough to cover the total cost of the renovation.

In this case, the ending has been more than happy: they have achieved the desired energy savings by placing the SATE system on the exterior of the building and removing thermal bridges through which the cold entered.If you're more into science than the humanities, this change means a 51% saving in non-renewable primary energy consumption and a 57% reduction in energy demand.
In other words, a complete success. What was once a building with ITE (Technical Building Inspection) warnings is now a sustainable building that, in the coming years, won't need any renovations because it's already prepared for future requirements.

During this crucial year for achieving global goals, all buildings must have at least an "E" energy rating. Yes, exactly the one they have.
In addition to gaining certification, they are also gaining money, because, although it was a significant initial investment, with the photovoltaic installation and the SATE system, month after month, they are obtaining significant economic savings.
And what do the neighbors say about all this? Well, they're already starting to turn off the heating in their apartments. The president of the residents' association, who's one of those who's already done it, tells us.
