What is an emancipation loan?


This is a new mortgage support program for young residents of Catalonia, promoted by the Catalan Finance Institute (ICF) of the Government of Catalonia. Its objective is to facilitate first-time home purchases for young people aged 18 to 35 living in Catalonia by financing up to 20% of the down payment or appraised value (whichever is lower), with a maximum limit of €50,000. UCI is a participating institution in this program, and you can take out one of our mortgages and benefit from this support.

    You can apply if you are between 18 and 35 years old (both included) and are registered as a resident in Catalonia.

    Annual income must not exceed the limit set by the Generalitat, according to the IRSC multiplied by 6.5*.

    The property must be the first one purchased by the applicant and must become their primary residence.
*The gross annual income of all members of the future cohabitation unit (including minors and people who do not apply for the loan) cannot exceed the Catalan Income Sufficiency Indicator (IRSC) multiplied by 6.5. For example: One person: up to €80,963.31 per year - Two people: up to €83,467.33 per year.

About the Emancipation Loan (or ICF Habitatge Emancipació)

    What does it consist of?

    It allows financing up to 20% of the property value (the amount that is generally not covered by the main mortgage) with a limit of €50,000.

    First, it is necessary to request the ICF Habitatge Emancipació loan through the ICF digital banking.

    Mortgage application

    UCI is one of the entities affiliated with the ICF program. If the ICF approves your application, you have 6 months to take out a mortgage to finance the remaining price of the property, which will cover up to 80% (of the lower of the purchase price or the appraised value of the property).

Frequently asked questions about mortgage assistance for young people in Catalonia

  • The client will have two loans, one granted by the entity, under the conditions agreed by both parties, and another loan granted by the ICF, at an interest rate of 0% APR, 0% AER **.
  • With the granting of the ICF loan, the property permanently acquires the status of officially protected housing. Officially protected housing (VPO) is a property subject to a special regime regulated by the government, which guarantees a maximum price and access conditions to facilitate housing for people with limited incomes, through public support in its development or financing.
    That the property is permanently VPO implies: that it must be your usual residence; its sale price will be limited (to the purchase price plus the CPI and the cost of certain renovations); and the Agencia de l'Habitatge de Catalunya (AHC) will have preference to buy it (right of first refusal and redemption).
  • No, unless authorized by the AHC and only after 3 years from the purchase date . The authorization is temporary (max. 5 years), and the rent will be limited to 80% of the Rental Price Reference Index. If you wish to continue renting after that period, you will have to repay the emancipation loan early.
  • Yes. Although the ICF emancipation loan finances the down payment (up to 20%), the expenses and taxes of the sale (such as ITP or VAT, notary fees, administrative fees, etc.) must be paid by the buyer.
  • Yes, provided both applicants meet all program requirements (age, income, and not owning another home). If one of the co-applicants does not meet a criterion, the application will be automatically denied.
  • Yes, first home buying aid in Catalonia is compatible with other subsidies, especially those related to improving energy efficiency.
  • Repayment of the ICF loan principal begins after the mortgage term ends, which can be up to 30 years. This means that once the mortgage loan granted by the financial institution is fully repaid, you have 5 years to repay the ICF loan interest-free. You can also repay it early without any prepayment penalty.
